Terms of Service

These Terms of Service (“Terms”) govern your use of the DeedFinder website, mobile experience, and related services (together, the “Service”) operated by Sovereign Dynamics LLC (“we,” “us,” “our”). By creating an account or using the Service, you agree to these Terms. If you don't agree, please don't use the Service.
1. Eligibility and accounts
You must be at least 18 years old and able to enter into a binding contract. The Service is intended for use in the United States.
You are responsible for maintaining the security of your account credentials and for all activity that happens under your account. Notify us immediately at contact@deedfinder.io if you suspect unauthorized access. One person, one account — please don't share logins.
2. Subscriptions, billing, and refunds
DeedFinder offers a free tier and paid Basic ($29/month) and Pro ($49/month) tiers. Pricing is shown on the pricing page and inside your account.
Auto-renewal
Paid subscriptions renew automatically each month on the day you subscribed, charged to the payment method on file, until you cancel. You authorize us (through Stripe) to charge that payment method for each renewal until you cancel.
Cancellation
You can cancel any time from Account → Plan & billing → Manage plan, which opens the Stripe customer portal. Cancellation takes effect at the end of the current paid period — you keep access through the date you've already paid for, and we don't charge another renewal.
Refunds
If you cancel within seven (7) days of your initial subscription and have not relied on the Service for any commercial decision (e.g. registered for an auction or downloaded bulk data), email us at contact@deedfinder.io for a full refund of that first charge. After seven days, or for monthly renewals beyond the first, all charges are non-refundable. We may issue prorated or goodwill refunds at our discretion if the Service has been materially unavailable.
Failed payments
If a renewal payment fails, Stripe will retry several times. After repeated failures we may downgrade your account to the free tier without further notice; you remain responsible for any unpaid amounts.
Price changes
We may change subscription prices. We'll email you at least 30 days before any price change takes effect; the new price applies to your next renewal after that date. You can cancel before the change takes effect if you don't wish to continue.
3. The data: accuracy, source, and use
DeedFinder consolidates information from public sources — county sheriff websites, tax-collector portals, court calendars, federally-published REO inventories, and similar venues — and applies our own scoring, formatting, and enrichment.
The data may be inaccurate, incomplete, stale, or misclassified. Auction dates change at the last minute, opening bids are revised, parcels are withdrawn, and addresses are sometimes typed wrong by clerks at the source. We work hard to keep the data clean, but you must independently verify any listing with the official county source before relying on it for a financial decision. The Service is provided “as is” without warranties of any kind.
4. Acceptable use
You agree not to:
- Scrape, crawl, or systematically extract listings from the Service to rebuild or republish a competing dataset
- Resell, sublicense, or redistribute bulk data from the Service without a separate written agreement
- Use the Service to harass owners or occupants of listed properties, or to attempt to acquire properties through fraud
- Reverse-engineer, decompile, or attempt to extract source code beyond what's already public
- Probe the Service for vulnerabilities, evade rate limits, or interfere with other users' access
- Use the Service in violation of applicable law, including fair housing law
Casual use of the data — saving searches, exporting your own watchlist, sharing a listing link with a colleague, building your own personal investment workflow — is fine and encouraged.
5. Intellectual property
The Service, including its software, design, graphics, logos, and the curated/scored datasets we publish, is owned by Sovereign Dynamics LLC and protected by US and international copyright, trademark, and other intellectual-property laws.
Underlying public-record data (the original auction notices, deeds, court filings, and similar government documents) is in the public domain. We claim copyright in our compilation, scoring, and presentation of that data, not the raw facts.
You retain ownership of content you create — your saved searches, your watchlist annotations, your account profile. You grant us a limited license to host and display that content as needed to operate the Service for you.
6. No professional advice
Distressed property purchases involve substantial legal, financial, and physical risk — title clouds, surviving liens, inhabitants in possession, environmental issues, redemption rights, and more. DeedFinder is a research tool, not a substitute for professional advice. Before bidding or buying, consult a real-estate attorney licensed in the jurisdiction, a title company, and your accountant.
7. Disclaimers
TO THE FULLEST EXTENT PERMITTED BY LAW, THE SERVICE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT LISTINGS WILL BE COMPLETE OR CURRENT.
8. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT WILL SOVEREIGN DYNAMICS LLC, ITS OFFICERS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES (INCLUDING LOST PROFITS, LOST DEALS, OR LOSSES ON A PROPERTY ACQUIRED IN RELIANCE ON THE SERVICE), EVEN IF ADVISED OF THE POSSIBILITY. OUR TOTAL AGGREGATE LIABILITY ARISING OUT OF OR RELATING TO THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE FEES YOU PAID TO US IN THE 12 MONTHS PRECEDING THE CLAIM AND (B) ONE HUNDRED US DOLLARS ($100).
9. Indemnification
You agree to indemnify and hold harmless Sovereign Dynamics LLC from any claims, losses, liabilities, damages, costs, or expenses (including reasonable attorneys' fees) arising out of (a) your violation of these Terms, (b) your misuse of the Service, or (c) any property purchase or financial decision you make based on information obtained through the Service.
10. Suspension and termination
We may suspend or terminate your account if you violate these Terms, if we are required to by law, or if your use creates risk for us or other users. You may close your account at any time from your Account page or by emailing us. Sections that by their nature should survive termination (intellectual property, disclaimers, limitation of liability, indemnification, governing law) will survive.
11. Changes to the Service or these Terms
We may update the Service and these Terms at any time. For material changes to these Terms we'll email you at least 30 days before the change takes effect, when feasible, and post the updated “Last updated” date at the top of this page. Your continued use after the effective date is acceptance of the new Terms.
12. Governing law and disputes
These Terms are governed by the laws of the United States and the state in which Sovereign Dynamics LLC is organized, without regard to conflict-of-laws principles. Any dispute arising out of these Terms will be resolved exclusively in the state or federal courts located in that state, and you consent to personal jurisdiction there.
13. Miscellaneous
If any provision of these Terms is found unenforceable, the rest remains in effect. Our failure to enforce any provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a sale of the business. These Terms (together with the Privacy Policy) are the entire agreement between you and us regarding the Service.
