How to act on this listing · IN
Tax saleA tax sale certificate, not a deed. The certificate is a lien for the amount you paid (IC 6-1.1-24-9); you get no title and no right of possession until a court orders a tax deed after the redemption period. SRI's buyer handout warns a tax deed 'may not convey insurable or marketable title' and the county gives no warranty of title.
- Redemption
- 1 year from the sale date for the regular county tax sale (IC 6-1.1-25-4). 120 days for a certificate bought at a commissioners' certificate sale. No redemption at all if the parcel was on the county's vacant-and-abandoned list.
- Deposit
- No deposit-and-balance structure: the full winning bid is due on sale day, in the form of funds and by the deadline the county treasurer announces at the auction (each county sets its own terms). A bidder who fails to pay owes a civil penalty of 25% of the bid (IC 6-1.1-24-8).
- Balance due
- Sale day, by the county-announced deadline (SRI handout: 'each county may have its own payment terms and procedures'; inquiries go to the county treasurer before the auction).
- To bid
- Register with SRI at sriservices.com (one registration covers every SRI county) or on zeusauction.com for online sales; bring the registration printout and a signed IRS W-9 to the sale. Business entities must give the treasurer a current-year certificate of existence from the Secretary of State (IC 6-1.1-24-5.1). You may not bid if you owe delinquent property taxes, have an unsafe-building order or judgment, or are an agent of someone who does (IC 6-1.1-24-5.3).
- Where
- County by county: live auction at a county building (Hamilton: 33 N 9th St, Noblesville, historic courtroom) or online at zeusauction.com, SRI's platform (Lake County runs online). SRI Inc. is the sale agent for most counties.
- When
- Annual, one sale per county, typically September-October (Hamilton County: Oct 8, 2026). The sale must conclude within 171 days after the delinquent list is certified to the auditor (Lake County Treasurer).
Watch out for
- •You buy a lien, not a house: no possession, no entry, no keys until a court orders the tax deed after the 1-year redemption period.
- •If the owner redeems you get your minimum bid back plus 10% (within 6 months) or 15% (6-12 months), plus 5%/yr on any overbid (IC 6-1.1-25-2) -- not the property.
- •Statutory homework or you lose everything: notice to the owner and lienholders within 6 months of the sale (IC 6-1.1-25-4.5), then a court petition for the deed within 3 months after redemption expires, or your lien terminates.
- •Pay subsequent taxes and file Form 137B with the auditor immediately, or those payments are not reimbursed on redemption.
- •Minimum bids include the current year's taxes, and lists change up to sale day; the county warrants only that taxes were delinquent, nothing about condition, address accuracy or title.
